Why this matters in NYC

Small rooms, tall windows, doorman schedules, freight elevators—NYC adds logistics that can make or break shoot quality. A 20-minute prep can lift click-throughs and shorten days-on-market.

Access & Building Logistics

  • Book freight elevator and loading zone if the building requires it.

  • Ask management if they need a COI (Certificate of Insurance) from your photographer.

  • Provide door codes/keys and instructions for alarms, pets, or smart locks.

  • Clear hallways and entry so the first frame feels calm and spacious.

Light & Timing

  • South/west exposures glow from 2–6 PM most of the year; north light is flattest (good for color).

  • For city views, aim for late afternoon into blue hour—you’ll keep both interior and skyline detail.

  • Turn all lights on or all off—mixing can cause orange/blue color cast.

Declutter (Room by Room)

Kitchen: Remove soaps, sponges, fridge magnets; leave 1–2 styled items (bowl, flowers).

Bath: Hide toiletries/trash; close toilet lids; fresh towels only.

Living: Tuck cables/routers; straighten art; fluff cushions; remove excess throws.

Bedrooms: Crisp linens, no visible storage bins; nightstands with 1–2 items max.

Closets: If showcased, make a single color run and leave negative space.

Styling Touches That Convert

  • Add greenery (one plant per key room).

  • Align dining chairs; set for 2–4, not 6–8 in small spaces.

  • Balance nightstands: lamp + book/candle, nothing else.

  • Hide floor fans, portable AC, and bulky air purifiers.

Exterior & Amenities

  • Reserve roof deck/terrace if it’s part of the listing; turn on string lights for dusk.

  • If allowed, capture lobby, gym, and laundry—they boost save rates for rentals.

Day-Of Quick Sweep (5 minutes)

Wipe faucets/mirrors, open curtains evenly, turn off ceiling fans, remove pet bowls, and keep a lint roller handy for dark sofas.
