Is virtual staging legal? How do you stay MLS-compliant?

Yes—virtual staging is legal as long as it’s not deceptive and is clearly disclosed. We label every digitally furnished image with “Virtually Staged” and, whenever possible, provide the original empty photo in the same gallery. We never alter permanent features (e.g., room size, windows/views, cracks, fixtures) or remove conditions that would mislead a buyer. Our approach also aligns with truth-in-advertising principles: edits must not materially misrepresent the property. If your MLS has specific wording or watermark requirements, we follow them.

Who owns the copyright to the photos? Can I reuse images from an old listing?

Under U.S. law, the copyright vests in the photographer the moment the photo is created, unless there’s a written assignment or a valid “work-for-hire” agreement. We grant clients a license to use the images to market the specific property across agreed channels (MLS, brokerage site, portals, social, print) for the duration of that listing. Re-using the photos for a new listing, a future sale/lease, different agents, or transferring the files to third parties requires our permission or an extended license. This protects you, the MLS, and us from takedown disputes.

Do you offer drone/aerials? How do you comply with FAA Part 107?

Yes. All commercial drone operations are conducted by Part 107-certified remote pilots using registered aircraft. We obtain airspace authorization (e.g., LAANC/DroneZone) when required, maintain visual line of sight, observe people/traffic limitations, and follow local ordinances, TFRs, and weather minimums. Night flights are conducted only with proper anti-collision lighting and conditions allowed by regulation. We plan shot lists in advance to keep operations efficient and safe.

How far do you go with retouching (sky replacements, greener lawns, removing objects, etc.)?

Our standard edits include exposure/white balance, color consistency, verticals/geometry, modest sky and grass enhancements, and removal of small, non-material distractions (e.g., cords, bins). We do not alter or conceal material or permanent features: views, cracks, neighboring structures, power lines, room dimensions, or anything that could mislead buyers. For virtual staging, we always label the image and, when possible, show the original too. The goal is to present the property at its best—without changing the truth.

Do you provide floor plans? Are they ANSI Z765-compliant?

Yes. We produce marketing floor plans and, on request, follow ANSI Z765-2021 methodology for measurements and Gross Living Area (GLA) classification. Important notes: • Marketing plans are for marketing only and not a formal appraisal. • Per ANSI, most basements do not count toward GLA; ceiling heights, openings, and stair handling follow the standard. • We clearly mark estimates, tolerances, and any areas that fall outside the standard so you can market confidently without overstating size.

How many photos do you deliver? What’s the ideal MLS resolution?

We size the deliverables to the property. For most residential listings, 20–30 photos is the sweet spot for storytelling without fatigue (larger estates may need more). We provide: • A Web/MLS folder (commonly around 2048 × 1365 px JPEG in a 3:2 aspect ratio, or whatever your MLS prefers). • A Print/Hi-Res folder suitable for brochures and ads. If your MLS has strict size or aspect requirements, we export to spec. We can also deliver vertical assets (9:16) for Reels/Shorts.

How should we prepare the property before the shoot?

A well-prepped home photographs better and speeds up the session. Use this quick checklist: • Lighting: Replace burnt bulbs; match color temperature where possible. Open blinds for daylight unless a view is distracting. • Declutter: Clear counters, fridge fronts, bath items, pet bowls, visible cords, trash/recycling, and floor mats unless styled. • Beds & textiles: Make beds tightly; smooth linens; align pillows and drapes. Hide laundry hampers. • Kitchen & baths: Remove excess appliances/toiletries; leave 1–2 tasteful items to avoid sterility. • Exteriors: Move cars from the driveway, close garage doors, coil hoses, remove bins, tidy landscaping, turn on exterior lights at dusk. • Access & notes: Provide gate codes, alarm instructions, Wi-Fi (for Matterport), and any “must-have shots” in advance. This “minimal but lived-in” approach showcases scale, flow, and livability—the things buyers respond to most.

Are you insured? How do you handle safety and liability?

Yes. We carry general liability and equipment coverage appropriate for on-site photography, and we follow documented safety procedures (tripod placement, cable management, footwear on ladders, protection pads for floors, etc.). For drones, we operate under Part 107 with additional risk controls (pre-flight checklists, airspace/NOTAM review, weather monitoring). Certificates of Insurance (COI) can be provided to venues or property managers upon request.
